The soil along the Ada-Caledonia corridor is glacial loam — a moderately dense glacial deposit that holds moisture longer than the lighter soils to the west. That moisture content is what drives frost heave: the ground freezes, expands, and pushes a shallow post upward. Sandier stretches drain faster and release. The heavier loam pockets hold and shove.
Your fence needs to stay put through Michigan winters
Post movement is the single biggest reason fences fail in this part of Kent County. Michigan’s frost line sits at 42 inches per MRC R403.1.4, meaning the ground freezes to that depth every winter. A post set at 30 inches in glacial loam will start leaning within two winters — the frozen ground expands upward and pushes it out of the concrete. We use bell-bottom footings that resist that upward force: the footing flares wider at the base, so the frozen ground cannot push the concrete plug upward like a piston.
Acreage lots along the M-37 corridor come with buried complications
Runs of 300 feet or more are common on M-37 corridor parcels, and many of these properties have not been formally subdivided in decades. Property corners may have unmarked or buried survey pins — crews cannot stake a fence line until they know exactly where the boundary sits. Well lines, septic laterals, and drainage tile crisscross these lots with no visible markers above ground. MISS DIG handles utility-owned lines but not private systems. We walk the property with the homeowner to identify those before we dig. On a 5-acre parcel, that walkthrough can take half a day. That is time well spent compared to augering into a septic lateral.
HOA subdivisions leave less room for error
Newer HOA subdivisions sit on the same glacial loam but with tighter constraints. Lot widths are narrower, setbacks leave less room, and HOA covenants dictate fence height, material, and sometimes color. A vinyl privacy fence two inches over the covenant height limit gets a violation notice before the crew finishes cleanup. We pull the HOA guidelines during the estimate so the fence we spec passes on the first submission.
Why we look before we dig
On a 6-acre property along the M-37 corridor, the homeowner had requested a perimeter cedar fence. MISS DIG marked the utility lines, but when we walked the property with the homeowner before staking, he mentioned a septic system that had been added 12 years earlier — one that did not appear on any utility record. We located the lateral by probing and found it running within 3 feet of one planned post line. We shifted the fence line 5 feet along that run and redesigned the corner to maintain the perimeter. If we had augered blind on the marked plan, we would have severed the lateral.
